THIS AGREEMENT is made between Ultimate Clean ("Service Provider") and the client named below ("Client").

1. Services

Ultimate Clean agrees to provide residential or commercial cleaning services as agreed upon during the booking or estimation process.

  • Inclusions: Standard cleaning tasks include dusting, vacuuming, mopping, bathroom sanitation, and kitchen surface cleaning.
  • Exclusions: Unless explicitly agreed upon in writing, we do not perform the following: cleaning of biohazards (mold, blood, bodily fluids), lifting items weighing over 25 pounds, cleaning heights unreachable by a two step ladder, or deep stain removal requiring industrial equipment.

2. Rates and Payment

  • Payment & Fees: Payment is due on the day of cleaning. We accept cards, checks, and electronic payments.
  • Late Payments: Late payments may incur a $10 fee.
  • Returned Checks: Returned checks will incur a $23 fee.
  • Taxes: Sales tax will be applied if applicable.
  • Legal & Collections: You are responsible for any legal or collection fees resulting from unpaid balances.
  • Rate Adjustments: We reserve the right to reevaluate rates at any time based on the condition of the home. If a cleaning requires significantly more time than estimated, we will contact you to adjust the price before proceeding.
  • Optional Prepayment Discount: Prepay for 12 months of weekly or biweekly service and receive a discounted rate. Contact us for details.

3. Cancellation, Rescheduling, and Interruptions

We enforce a strict scheduling policy to protect the time and income of our staff.

  • Notice Period: You must provide at least 24 hours notice for any cancellations or schedule changes.
  • Cancellation Fee:
    • Cancellations made with less than 24 hours notice will incur a cancellation fee equal to $45.
    • For same-day cancellations or missed appointments, a 50% service fee will be charged.
  • Lockouts: If our team arrives and cannot access the property (no key, changed code, blocked entrance), the full price of the service will be charged.
  • Weather & Holiday Interruptions: Service may be rescheduled during severe weather or holidays. We will keep you informed of any changes.

4. Access to Property

The Client is responsible for providing Ultimate Clean with safe and clear access to the service address.

  • Keys and Codes: Clients may provide a copy of the key or a door code. Keys are stored in a secure lockbox when not in use.
  • Alarms: Please ensure security alarms are turned off or provide us with the code and instructions for arming and disarming. We are not liable for false alarms triggered due to incorrect instructions.

5. Liability and Damages

Ultimate Clean is fully insured and bonded. We treat every property with the utmost care, but the following protections apply.

  • Limit of Liability: Ultimate Clean’s maximum liability for any single event of accidental property damage or loss shall not exceed $250 or the cost of the cleaning service provided on that date, whichever is greater.
  • Reporting: All damage must be reported to us in writing within 24 hours of the service completion.
  • Pre Existing Damage and Installation: We are not liable for pre existing damage, structural issues, or damage due to faulty installation (e.g., loose artwork, broken blinds, wobbly light fixtures, heavy mirrors hung with weak wire).
  • Wear and Tear: We are not responsible for normal wear and tear, fading, or discoloration of surfaces that occur naturally over time or through the standard use of industry approved cleaning solutions.
  • Valuables and Fragile Items: All highly fragile, irreplaceable, sentimental, or highly valuable items must be secured or removed prior to our arrival. We assume no liability for unsecured valuables.
  • Indemnification: The Client agrees to indemnify and hold harmless Ultimate Clean and its employees from any claims arising out of unsafe conditions on the property that were not disclosed prior to service.

6. Satisfaction Guarantee

Your satisfaction is our priority.

  • Return Clean: If you are not happy with any area we cleaned, call us within 24 hours. We will return to clean that specific area again at no extra cost.
  • Refunds: Refunds are not offered in place of a return clean.

7. Safety, Health, and Service Terms

  • Pets: We love pets, but for their safety and ours, please secure them during the cleaning. We are not responsible for pets escaping if they are not secured.
  • Climate Control: The property must have a comfortable temperature. We cannot work in environments that are physically unsafe due to extreme heat or cold.
  • Hazards: We have the right to leave the premises if our staff feels unsafe or encounters hazardous materials (needles, infestation, uncontrolled pets). The full fee will still apply.
  • Suspension or Termination of Service: We may pause or cancel service for non payment, unsafe conditions, or repeated cancellations. Accounts overdue by 30 days will be suspended.
  • Ending Service: You may cancel service at any time by phone or email. Previous balances remain due upon cancellation.

8. Non Solicitation

  • Placement Fee: The Client agrees not to hire, solicit, or employ any Ultimate Clean employee directly for a period of 12 months following the termination of this agreement. Bypassing the company to hire our vetted professionals directly violates this agreement and is subject to a placement fee of $2,500.

9. Photography

We occasionally take photos of our work for quality assurance and marketing (before and after shots). No personal data or sensitive items will be shown.

10. Governing Law

  • Jurisdiction: This Agreement shall be governed by and construed in accordance with the laws of the State of Connecticut, without regard to its conflict of law principles.
